Inspection Preparation Checklist
What should I do to prepare for a home inspection?
This is a question that not everyone asks but the answer is very important. Many things may go uninspected if all of the conditions are not met. For instance, there is no way to inspect a gas furnace if the electrical and gas have not been turned on. Here is a short checklist to help you through!
- You must sign and return a Pre Inspection Agreement
- Review and understand the Standards of Practice. This will help you understand what you are and are NOT getting with your inspection.
- Fax this office the Disclosure Agreement from the seller BEFORE the inspection. Your real estate agent should be able to fax us this document. We need to review it's contents before the inspection
- All utilities MUST be turned on AND active before the inspection. Without this we cannot fully evaluate your property. No price breaks will be given. Should you wish for us to make another visit to reinspect after the utilities are turned on, there will be an additional travel and administrative charge. Also, we will NOT turn on water or breakers that are in the "off" position.
- Have any obstructions to the attic access and walkway moved. We cannot inspect what we cannot get access.
- Have a list of questions written down and available. You may also use the time that we are inspecting to write down any last minute thoughts. We will address all of your questions at the post inspection interview so please hold them to that time.
- Be on time for the inspection. If you are running late, please call to notify us.
- Be prepared to pay the inspection fee at the inspection, before the inspection is performed. We accept cash, money order, check, or online payment through PayPal. If paying by check, it will not be deposited until the inspection report has been completed.
