Home Inspections

The fee schedule below is for informational purposes only and includes only single family dwellings. All inspections are charged on total square footage inspected, not living area. This includes all areas of the dwelling. If there are detached structures that are to be inspected, their square footage should be included as well. Also, any "add on" fees such as extra bathrooms or A/C and/or heating units should be added to the price. A full evaluation of your inspection needs can only be made through a phone consultation. We do not publish multi-family unit inspection rates or commercial inspection rates. For prices on these inspections, please contact our office at the number in the footer of this page or through our contact page. We will be happy to provide a bid for the services that you are requesting. Please be mindful that these types of inspections may require an on-site assessment before the bid can be prepared.

AREA, LLC offers two types of home inspections; a basic inspection that meets the minimal Standards of Practice and a more detailed version that we call the "Punch List" inspection. The Punch List Inspection also includes cost estimate ranges, if requested, to cure deficiencies found during the visual inspection process. All inspections can be paid for in a number of ways. Basic - typical home inspection allowed by the Standards of Practice. The report is delivered within 24 hours in most cases.

Punch List - this is a more detailed inspection that exceeds the Standards of Practice. Cost Estimate ranges are included in this report. Reputable cost sources are used and adjusted for location. The report is delivered within 48 hours unless otherwise agreed upon.

For each A/C or furnace over 2 (3 or more): +$50 each
Crawlspace Inspection for less than or equal to 2500 square feet of living area: *** +$150

Floor plan sketch with room measurements, refrigerator openings, oven openings, etc for houses less than 2,000 square feet. +50

** Pier and beam foundations are only inspected if specifically requested by client and safe and readily accessible conditions exist. Please refer to the Standards of Practice for definitions!

Re-inspections to confirm that the defects noted in initial report have been remedied are generally charged at half the price of the initial inspection. The actual fee charged for a re-inspect may be less than this amount if the list of initial deficiencies is brief.

AREA, LLC's Building Measurement Services include a few different levels of detail designed to target real estate sales people, appraisers, and property managers. ** Prices are calculated based on total area measured, not only living area. The minimum measurement fee is $200 per trip. Call for volume pricing. Standard reports delivery is in Adobe Acrobat .pdf format via email. Most reports are delivered within 24 hours of a signed contract on smaller jobs. Specialty Inspections

AREA, LLC also conducts specialty inspections such as insurance inspections, incremental government construction and repair inspections, and repair specification writing.
