AREA, LLC is now offering a savings off their home inspection fee when the appraisal order is accompanied with the home inspection agreement. There are a few minor criteria that must be met in order for us to be able to offer this service. The stipulations are:

  1. The home must be a single family residence.
  2. The home must be located within the following parishes: East Baton Rouge, West Baton Rouge, East Feliciana, West Feliciana, Pointe Coupee, Iberville, Ascension, or Livingston
  3. The home inspection and appraisal MUST be ordered at the same time as these savings are being offered due to the reduced number of trips required to the property.
  4. Only a phone consultation with an AREA, LLC representative will determine the rates for both the home inspection and the appraisal.
  5. If the home will be financed, an appraisal commitment must be received from your lender BEFORE the appraisal/inspection discount will be honored.

How Do I Get Started?

Typically in a real estate transaction, a real estate agent or agents will present a purchase agreement to be signed by both the seller and the potential buyer. Sometimes the property may be a "For Sale By Owner" (FSBO) and there will be only one or no real estate agents. If this is the case, the seller and buyer will sit down and complete a purchase agreement.

Once the purchase agreement is signed by all parties involved, the buyer should have several days in which to have the property inspected. Many purchase agreements state 10 days but this may vary as it is completely up to the parties involved in the transaction.

If there is a real estate agent involved, they may recommend a Home Inspector but you are free to use who you like. To prepare for the home inspection, there are a few things that need to be done. You can view the "Preparing For a Home Inspection" FAQ to get an idea of how to prepare.

Your lending institution will typically order your appraisal. You should discuss the coordination of the appraisal and the home inspection with your lender prior to committing to receive the discount. Many lenders have strict guidelines on how appraisals are requested. Some guidelines are more flexible than others.

The process is really simple:

  1. Get a pre-approval letter from your lender.
  2. Sign your purchase agreement.
  3. Contact AREA, LLC for pricing.
  4. Provide your purchase agreement to your lender
  5. Discuss the great discount package offered by AREA, LLC with your lender.
  6. Have your lender call AREA, LLC to discuss the appraisal request process.
  7. Review the Standards of Practice, complete the Pre-Inspection Agreement, and return it to AREA, LLC.
  8. Coordinate the inspection time with the homeowner and AREA, LLC.
